From the Boardroom:


Greetings! The Board recently met at the Resort for one of our face-to-face meetings. Your directors’ worked through a full day’s agenda and here are some updates for you.


The Board is always revising and looking at our annual costs against our budgets for the past and upcoming twelve-month budget periods. We are pleased to report that although there are generally some very large price increases across all facets of running the company, we have successfully negotiated some of our biggest cost centres.


Insurance

We have been able to hold our insurance premium to the same as for the last twelve months, and within our insurance policy increase cover and includes some new cover for things such as cyber-attacks etc. Power/Gas contracts have been negotiated to about the same level as last year.


Sky TV

Sky continues to come at a high cost to the resort with many other resorts around NZ having dropped Sky and gone with Freeview and smart televisions. Sky have offered us upgraded hybrid decoders for all our apartments which will hopefully cure some of the receiving issues we sometimes have. The Board has agreed to retain Sky at the resort in the meantime. All our apartments do now have smart televisions so you can sign in to watch your subscription channels etc while staying.


The proposed stair lift for Apartment Five was discussed and owner feedback reviewed. This project has now been put on hold for the meantime and the budgeted funds for this project will now be allocated to an ensuite upgrade for Apartment one.


Financially the Resort continues to remain in a good position, we are on Budget this year with no big, unexpected costs currently, or in the foreseeable future.


Annual General Meeting

We have held our annual AGM on a Saturday, mainly in May, at the Resort or across the road at Lakeland Resort when we used to get larger numbers of owners attending than we do today. The AGM now generally sees very few shareholders in attendance other than Directors and those staying at the resort. Following recommendations from shareholders, we trialled a live stream of the AGM this year, which was well received, with positive feedback to the Board about having and enhancing this option to enable more participation from shareholders.


The Board, in considering this feedback, has agreed that the 2026 AGM will again be held on 6th May but will be on a Wednesday evening from 7-9pm and will be a hybrid virtual and in-person meeting. We will have in place a fully interactive live stream that will give all those attending the live stream the ability to comment, discuss, vote, ask questions etc. Any shareholder/s wishing to attend in person are welcome.


All Directors will be onsite in May for a face-to-face board meeting prior to the AGM and afterwards to follow up on matters arising from the AGM. This will now be the only on-site board meeting, and it is proposed that the Board will have quarterly virtual meetings using Microsoft Teams. With Directors based all around NZ this will cut back on mileage costs meaning a further saving while enhancing regular communication.


John Wilson, a long-standing Board /Committee member since 2005, will not be seeking re-election as a director at the next AGM. We will farewell John appropriately at the AGM. Any shareholder can put their name forward for election to the Lake Edge Resort Limited Board. If this is something you may wish to consider then please contact me anytime for a chat about what we do, what’s involved etc.


Sales/Transfers: it has been a busy year with over 44 sales or transfers of weeks to date at the resort.


Karryn and her team continue to run the resort to a very high standard, and you will all see lots of updates and upgrades when you come to stay for your annual week/weeks.

Resort Roundup:


Apartment Refurbishments:

It has been a productive and enjoyable year with many refurbishments and upgrades around the Resort. We have now completed the ensuite conversions from baths to tiled walk-in showers in Apartments 2, 4, 6, 7, 8, 10, 11 and 12 this year, instead of spreading the upgrades over two years. This has saved us in time and extra costs. Thank you for all the positive feedback. We are now working on upgrading some of the soft furnishings over the next few months.


We have purchased a new air hockey and foosball table for the games room, and we are waiting on Barton McGill to resurface the billiard table mat. The trampoline safety net has also been replaced.


Please note that children must always be supervised when using any of the resort equipment and games. We are delighted to see everyone making use of our recreational equipment, but we ask that you and your children take care when using any of them, as these items are expensive! Any damage must be reported to the office as soon as possible. There are CCTV cameras now operating throughout the resort, so any damage caused is recorded and may be billed back to the owner.


We have also purchased a few additional items which are available by request at the office for your stay: an Air Fryer, Rice Cooker and Crock Pot. Please let the office know if you would like to use them. We also have other items available so please request any items at the office on check in.

The Spa pool bathrooms have also been upgraded and new fencing installed for security with the internal quad area now contained for young children.


Levy Invoices and Payments

The 2026 levy invoices will be rolled out in the next week through Xero, so keep an eye out for these in your email inbox. The levy for 2026 is set at $1,355.


Thank you to all those who have paid in full already. Please note, you will not receive an invoice, however, email us if you would like a copy of your statement.

Payments by Credit Card (Visa, Mastercard) can be made directly to us by clicking on the ‘review and pay’ button in the email you receive. Please note that there is a credit card processing fee of 2.9% added to all payments.


Early Birds “Be-in-to-Win!” Prompt payment of your levy invoice by 31 December 2025 will ensure you go into the draw to win a free week at the Resort in Apartment 14. Terms and conditions: If your Levy is paid in full by 1 January 2026, you will go in the draw to win a bonus week in Apartment 14 during 2026. Once you receive your Levy invoice, simply pay it in full and you will be placed in the draw. Each week of ownership paid in full by 1 January 2026 will count as one entry. This bonus week will be available to be used between 1 May and 31 August 2026.


Advance Levy Payments to Secure Bookings

The Board have agreed that the advance levy sum of $900 must be paid within 14 days of the requested future booking, to secure an advanced booking for the following 2027 year.


Rentals Available Over Summer

We have a few rentals available on the following dates:


  • Friday 16-23 January in Apartment 5

  • Friday 23-30 January in Apartment 1

  • Friday 23-30 January in Apartment 8

  • Monday 26-30 January in Apartment 14

  • Friday 30 January -6 February in Apartment 8: Now Rented

  • Friday 6-13 February in Apartment 8

If you have not used your entitlement week this year, please contact us to arrange banking with an exchange company.


Policy and Procedure Reviews

Pet policy: The Board has recently reviewed the pet policy and reaffirmed that there are no pets, other than service dogs, allowed on the resort grounds or in the apartments at any time. A breach of this policy will incur a full apartment cleaning fee.


Electric Blankets: Due to the costs of compliance and the fire danger due to electric blankets being left on, electric blankets have been removed from the beds. We do have a few electric blankets available on request, so please let the office know prior to your stay if you would like one fitted on the bed.


Website Upgrade 

Hopefully you have been able to make use of the upgraded website for information including making future booking requests. To access the Owners Page, you will need to enter the password which is: LakeEdge


Please note: the future Booking Request Forms and School Holiday Ballots for 2027 will become available on the website from 1 January 2026 if you wish to be placed on the waiting list for the year 2027.


If you haven’t already booked your 2026 entitlement week, you can either log onto the Members Portal to find availability or contact the office and we can arrange the booking for you.
